What we are looking for is a Live-in handyman. There is no staff to manage. What is expected for this job is described as: Yardwork of vast landscaping needs, maintain trash, and monitor traffic from homeless, illegal parking in the no guest parking lot, Perform repairs as necessary including lights and supervising the BBQ area; supervise residents in following the house rules, complete general building cleaning and maintenance, and other duties as prescribed by the Board.

We call this a Full-time Resident Manager for a 60-unit Condominium Complex in Aiea, HI. There is a 90- day probation period. You must be a self-starter, pro-active worker, people friendly, personable, green thumb in yardwork, handyman-type. No loafers or slackers allowed. You are the only employee, there is no staff to manage, you do the work of landscaping, talking to residents, enforcing the house rules, and other things that need to be done around a 60-unit townhouse complex. You will live at the property and talk to residents, do the odd jobs for the property, answer calls for water leaks, make reports of incidents that happen and report to the Managing Agent and the Board of Directors. You are not allowed to work inside unit owners property unless it is to assess a water leak or other problem, always working with the Board and the Managing Agent. This is a challenging job, and you must be ready to work hard. Meet and greet residents with a smile and listen to their suggestions. However, your directives come from the Board and Management company. You are the liaison between the residents and Management. The job can be rewarding if you want this type of work. It is thankless but rewarding in helping people where they live.

Salary commensurate with experience and job performance. Besides salary, other benefits include a two-bedroom apartment with medical and dental plan. Person hired must be able to do handyman work, landscaping, cleaning, etc. Person must recognize the needful and solve problems for the Association and the buildings. You would work with the Managing Agent and the Board. Prefer knowledge of the local culture.

Require organizational skills, knowledge of plumbing and other mechanical things. Will have issues after hours. You are the caretaker of a large property and must keep it in good working order. Landscaping skills are required, and you must be able to do odd handyman-type jobs in common elements, but not inside units. There will be times with limited work and other times you can't keep up. You can help with writing the newsletters and will do monthly reports to the Board of Directors. The nature of the job is to protect the assets of the Association. Enforce rules- assertive, but not aggressive. Adapt, and work with people. You will need a computer to write reports to give to the Board monthly updates on what you do each day. We provide a smart phone.
